The Plaza Tower is a 581,102 square foot, 44-story vacant mid-century high rise with an attached annex building that is situated on a 1.15 acre parcel at the northeast corner of Howard Avenue and Loyola Avenue.  After years of neglect, the building was shuttered in 2002 following reports of mold and asbestos. A significant environmental remediation process took place between 2008 and 2010 to bring the building back to acceptable health code levels.  The property remains vacant and the future redevelopment plans have not been announced.  The McEnery Company was engaged to report an As-Is market value for the property based on the current condition of the improvements as coupled with the qualification for historic tax credit financed re-development.
