The New Orleans Athletic Club was originally designed as an athletic club dating to the late 19th century. This main building still operates as the NOAC and has a total gross building area of 51,886 square feet. This building includes multiple weight rooms and yoga/pilates rooms, a bar/restaurant, an indoor pool, full men’s and women’s locker rooms, private offices, a library, a ballroom, a basketball gym, an indoor track, a hair salon and a reception area. We have provided multiple appraisals of the property, and in each case, we have considered the residual value of the improvements as sourced from membership dues as this residual value compares to possible alternate re-adaptive uses of the property.
