The McEnery Company was engaged to appraise the mixed-use hotel and restaurant at 3636 St. Charles Avenue, at the corner of Antonine Street. The 0.55-acre site is improved with two buildings totaling 31,016 square feet: Superior Grill, a 10,725-square-foot restaurant renovated in 2025, and the St. Charles Inn, a 40-room, 20,291-square-foot hotel renovated in 2024. The assignment required separate as-is fee-simple conclusions for the hotel and the restaurant, with sales comparison and income approaches applied to each, and with real estate, FF&E, and going-concern components identified. This engagement consisted of the valuation of the real estate assets of the Superior Grill locations throughout the State of Louisiana.
