A regional lender engaged The McEnery Company to provide an AS IS opinion of the leased fee market value of a leasehold estate maintained by the Singing River Health System.  The owner of the leasehold is the Singing River Medical Office Building (MOB) entity.  The leasehold improvements comprise an approximately 76,605 square foot, three story building designed for multi-tenant and diversified medical tenant occupancy.  The build-out and building amenity package includes a neuroscience center, a medical laboratory, outpatient imaging services, a cardiac and pulmonary rehabilitation center, physical therapy clinics, and a fitness/wellness center that is equipped with an indoor pool.
