The subject comprises approximately 70 acres on the Gulf Intracoastal Waterway, with more than 3,200 feet of linear water frontage and roughly 364,000 square feet of improvements across 16 buildings. The plant is organized around two primary erection halls with clear heights of 80 to 120 feet and track-and-roller systems that move hulls to berth and drydock. Originally developed in 1974 and expanded over subsequent decades, including repairs after Hurricane Ida, the yard builds offshore support vessels. The assignment required a fee-simple, as-is market value conclusion supported by the sales comparison approach and a marketability analysis appropriate to a multi-building, heavy-industrial waterfront complex for which cost and income methods were not reflective of market behavior.
