A regional lender engaged The McEnery Company to provide both an AS IS and Prospective Market Value appraisal of a proposed multi-tenant medical office building to be developed on a leasehold estate immediately adjacent to the newly developed Highland Community Hospital campus in Picayune, MS.   The building, which is now complete is an approximately 40,268 square foot multi-tenant medical office building which was developed by a private healthcare real estate developer as a build to suit for Highland Community’s medical office needs.   The valuation analysis required the measurement of a leasehold sandwich position created through the ground lease in place and long-term NNN leaseback of the developer delivered improvements to Highland Community Hospital.
