The McEnery Company was engaged by a private client to appraise the historic Hibernia Tower Building located in the Central Business District of New Orleans, Louisiana. The 23-story building was the tallest in Louisiana when it was constructed in 1921 and continues to be a recognizable fixture in the New Orleans skyline. The over 280,000 square foot structure was fully renovated in 2012 towards a mixed-use application with retail and office on the lower floors and multi-family apartments on the upper floors. An exhaustive market rent and occupancy survey was conducted along with an extensive analysis of economic data surrounding the impacts of COVID-19 to produce a credible and reliable value conclusion. A payment in lieu of taxes (PILOT) agreement was also valued within this report.
