Factor’s Row is a historic renovation project that has been performed through the aid of State and Federal Historic Tax Credits.  The improvements are situated on the corner of Carondelet Street and Perdido Street in the CBD and are divided into two separate structures which have a combined gross building area of 83,368 square feet.   At the time of our assignment, the owners planned to convert the property into a five-story mixed use building with three commercial units and 49 residential units. Our appraisal included an as-is market value analysis based on the gutted condition, as well the determination of a prospective market value conclusion upon completion and upon stabilization.
