LaPlace Travel Center is a 9,345 square foot truck stop casino featuring a regional credit restaurant tenant, a super-sized c-store sales floor and video poker casino. The property featured ten MPD’s and six diesel pumps in addition to a large casino operation. The McEnery Company developed an appraisal in which the leased fee interest of both the “as is” value as well as the “going concern” value was provided. The latter of which included the segregated market values of the three contributory components of the property being the real estate, F, F, & E and the business enterprise value.
