An out-of-state regional lender engaged the McEnery Company to perform an appraisal of 3 industrial waterfront sites, which were fully-improved in Port Fourchon. The waterfront sites are crane serviced deep-water parcels, which were owner-occupied by an oil services company. Leased from the Greater Lafourche Port Commission, the properties have been developed as multi-use, deep-water ports. Our appraisal methodology included a Ground Lease Analysis to determine whether the three underlying ground leases from the GLPC were in line with the market. Furthermore, we applied the income approach, which analyzed a significant overall net operating income sourced to traditional 3rd party lease agreements.
